Recoat an 11 year-old single ply EPDM Rubber Roof with
EPDM Liquid Rubber®

Project Description

Eleven single story buildings having flat roofs covered with single ply EPDM rubber. The existing rubber was approx. 11 years old and original 10 year warranty had expired. Several buildings had leaks caused by seam failures but overall condition of the rubber was good.  Total roof area was 69,700 sq. feet with 11,000 lineal feet of seams.
 
Scope of work performed

Replaced approximately 500 sq. ft. of roof. Reinforced all seems with 6"or 9" Polyester fabric. Coated exposed ventilation ducts and vent pipes. Coated all existing rubber with a 30 mil average dry film of EPDM Liquid Rubber®.
 
Procedure
  1. Clean roof using high pressure water spray. (A dry cleaning method was used in areas with known leaks). Remove water and let dry.
  2. All seams were reinforced with 6" or 9" polyester fabric.
  3. Applied thin layer of Surface Conditioner F9910 to stabilize surface and improve bond of coating.
  4. Remaining surface was coated in one application by using a spreading rate of 30 sq. ft. per gallon to ensure a 30 mil dry film thickness. Contractor elected to apply the coating using squeegee and roller (rather than spray) because of wind conditions.

Special Note

Poorly adhered or non adhered areas of the original rubber roof will experience swelling due to solvent absorption. This swelling will result in wrinkles or bubble formation initially but will recover as the solvent evaporates. Recovery is at least 95% for most rubbers and may take several weeks depending on temperature.

weeks after application. Note small area of bubbling above shadow.  This will recover completely.
 
Advantages of recoating aged single ply rubber with EPDM Liquid Rubber®.

1)  Repair leaking seams.
2) Liquid rubber is the same chemistry as the single ply substrate so it will have the identical temperature / flexibility profile and is not thermoplastic.
3) Eliminates future seam failures.
4) Extends life of the roof.
